No matter how much you love your home, there are always a few things about it that you would have done differently if you’d been designing it. That is the concept that most remodelling projects are born out of; that urge to redesign or fine-tune some areas of your home. The majority of home improvement or remodelling projects involve the kitchen, bathrooms, or both, and that means you are going to need the services of experienced Plumbers In Appleton WI. Many plumbing companies are just fine for dealing with repairs, but they just don’t have the required experience to help you design and build bathrooms that feel like exclusive spas, and kitchens that any chef would be delighted to create in.

Bringing in plumbers who are experienced in remodelling can provide a number of new options. They can help you design the bathroom or kitchen of your dreams by making the best use of available spaces and working around the current locations of drains and pipes. If your plumbing company can offer you a showroom full of the latest in plumbing hardware, and provide guidance in things like the selection of cabinetry, counter tops, flooring, and wall coverings, they can be invaluable during this kind of project.

Experienced Plumbers In Appleton WI can add elements to make your remodel uniquely your own. They can provide you with a steam shower or luxurious soaking tub in the bathroom, as well as a beautiful vanity or a double sink console. Czech PM calls Obama’s rescue plan a ‘road to hell’

Mirek Topolanek, the Prime Minister of the Czech Republic and the head of the European Union, called United States President Barack Obama’s plan to spend almost US$2 trillion to revive the country’s faltering economy a “road to hell”.

“The US treasury secretary talks about permanent action and we at our [EU summit] were quite alarmed by that. He talks about an extensive US stimulus campaign. All of these steps are the road to hell,” ((translated from Czech))Czech language: ? he said, warning that the US’s massive bailouts could risk destabilising financial markets worldwide. He urged other EU governments to avoid making similar plans.

The remarks were made during Topolanek’s report to Members of the European Parliament in Strasbourg, France on Wednesday.

The comments are in sharp contrast to UK Prime Minister Gordon Brown‘s speech to the European Parliament on Tuesday, in which he spoke of a “new era” of cooperation in the ongoing global recession between the United States and Europe.

“Never in recent years have we had an American leadership so keen at all levels to cooperate with Europe on financial stability, climate change, security and development,” Brown said Tuesday.

Mirek Topolanek has become a lame duck prime minister after he was ousted in a vote of no confidence in his government in Prague late Tuesday.

Original Story

Friday, February 17, 2006

Buffalo, New York —Savarino Construction Services Corp. has proposed a $7 million hotel project at the Forest and Elmwood Avenue intersection, according to The Buffalo News. The proposal calls for a 5-story, 45,000 square-foot 80-room hotel with underground parking for at least 50 vehicles, and 4,500 square-feet of retail space on the lower level.

Hans Mobius, the owner of the five properties to be purchased in the plan (1109 to 1121 Elmwood), reportedly signed a contract with Savarino to assemble the development.

“We saw a huge opportunity to bring something to the Elmwood Village that will make sense and bring a service that’s currently not available,” said Eva Hassett, vice president of Savarino. “Elmwood is such a wonderful place to eat, shop, walk and spend time. We believe this project will add to that vibrant environment.”

Some business owners in the area see it differently. Wikinews interviewed 2 of the 4 owners whose business’s would be demolished if the development goes through.

Nancy Pollina, of Don Apparel at 1119 Elmwood, who found out about the development only yesterday, said she is “utterly” against the proposal. Her apparel shop has stood at the same location for nearly 14 years. She has volunteered in the community, and helped create several gardens around bus shelters in the city, and served on Forever Elmwood Board for six years as head of Beautification. Patty Morris co-owns Don Apparel with Pollina.

“To say this is a good looking project, I want to say the emperor has no clothes. This [project] does not take into consideration the needs of the college students. I have been told by college students, these shops here, are the reason they leave the campus,” said Mrs. Pollina.

Buffalo State College is 500-feet from the intersection.

Michael Faust, the owner of Mondo Video said, “Well, I do not really want to get kicked out of here. The landlord was very open, and the deal he made with me when I moved in here was ‘the rent is cheap and I [the landlord] will not fix anything and that will not change.'” Faust said he first learned of the development plan, “about 48 hours ago. I found out on Tuesday when the Buffalo News called and asked for my opinion on this.” Faust has not said if he will make plans to relocate. “We have to see if this [house] is going to get knocked down first,” said Faust.

An “informational” meeting, where citizens can voice opinions and learn about the proposal, will be held on Tuesday February 21, 2006 at 5:00pm (eastern), at the Burchfield-Penney Art Center Gallery at Buffalo State College, Rockwell Hall.

Executive director of Forever Elmwood Corporation, Justin P. Azzarella would not comment on whether or not the organization supports the development, saying, “you will just have to come to the meeting.”

Forever Elmwood Corp. is designed to preserve and protect the unique and historic nature of Elmwood Avenue and its surrounding neighborhoods and encourage neighborhood commercial revitalization. The organization was founded in 1994.

Nearly two years ago, the Forever Elmwood Corp. assisted in the blocking of the demolition of the Edward Atwater house at 1089 Elmwood next to Pano’s Restaurant which is at 1081 Elmwood. Owner Pano Georgiadis wanted to expand his restaurant onto the property where the house now stands, but the Common Council denied his permit to demolish saying the house is a historical landmark and needs to be protected. Georgiadis, who has a bleeding ulcer, said that all the court cases landed him in the hospital. “I got a bleeding ulcer, and since then, I don’t care about this house anymore, or this city. I just go to work every day. I think [preservationists] are parasites,” said Georgiadis.

Georgiadis will not be attending Tuesday’s meeting saying, “I will be out of town.”

In 1995 Hans Mobius proposed a plan to develop a Walgreens, that was to be placed in the same location, but residents and business owners shot down the proposal. Walgreens eventually withdrew its request for a variance after pressure from the community.

Shedding Light On The Raw Dog Food Diet

Shedding Light on the Raw Dog Food Diet

by

jamielansley

Raw dog food diet has been clouded over in so much controversy these days. Experts on both sides of the coin seem to either support or aim to discourage this method of feeding pets. But what is it about raw dog food diet that people see and disapprove of?

Knowing the Effects of Raw Diet

The belief on feeding raw food to dogs stemmed from the fact that these pets, way before they have become domesticated, typically hunt for prey. As soon as they catch their food, they no longer cook them but instead end up eating them raw. With this in mind, experts say that our dogs these days don\’t lack for the capacity to still follow their natural instincts when it comes to food.

But those who support the claims of raw dog food diet counter that domesticated pets may not have the capacity to digest raw food. They might have yet to have the enzymes necessary to break down this kind of food. It has also been argued that raw food is still fresh with bacteria that can harm the internal organs of dogs. Cooking kills these parasites effectively.

Another point being struck against raw food diet is that if dogs are given bones instead of kibble, they may run the risk of crunching dangerous splinters. These splinters would pass through their digestive track and might be more harmful that healthy in the long run.

How To Implement Eating Raw for Pets

As experts take into consideration the many attacks being thrown the raw dog food diet, a number of pointers are now being introduced. Among them is the transition into eating raw. Since dogs who have been used to eating processed food might find the taste and texture of raw different, transition should happen within 5 to 7 days. The age of the dog is also taken into consideration, keeping the older dogs free to keep their current diet and puppies as the most promising litter to feed raw food to.

When it comes to meat, pork is also highly discouraged. It is also advised that dog owners who would like to try feeding raw meat to their dogs should keep the said meat in the freezer and should also by meats that are actually human grade. This way, owners can be sure that they are feeding healthy stuff to their canines.

Fruits are also advised instead of vegetables, though the latter can still be fed. Dogs are carnivores and as such, their teeth may lack the capacity to feed on vegetables. Owners can either puree or chop up the vegetables to even finer or smaller pieces to be mixed in their dog\’s meal to make sure that these veggie can be digested by their pets who are being fed with raw dog food.

Mother seals fight gallantly for their pups

Tuesday, February 7, 2006

Pictou Island had 2,000 to 3,000 seals on it when struck by a “severe” storm that buried the tiny Canadian island in snow and created rough ocean effects Wednesday and Thursday.

Jane MacDonald, an island resident, said that she woke up Thursday morning to see “wall to wall seals” and their puppies “decimated” by the storm.

MacDonald commented, “The seal puppies were literally swept away into the water because their mothers couldn’t get them to higher ground. A wave would hit and the pup went under. The mother pushed it up with her nose, and then another wave would hit.”

“After the sixth or seventh wave, the pup didn’t come up,” MacDonald said. “The more you watched, the worse it got. The mothers struggled so hard to save their babies and it just couldn’t be done, I’d never seen anything like that.”

Wikinews interviews Kent Mesplay, Green Party presidential candidate

Wikinews interviews Kent Mesplay, Green Party presidential candidate

Posted: April 19th, 2021 by Admin

Sunday, June 29, 2008

While nearly all coverage of the 2008 Presidential election has focused on the Democratic and Republican candidates, the race for the White House also includes independents and third-party candidates. These prospects represent a variety of views that may not be acknowledged by the major party platforms.

Wikinews has reached out to these candidates throughout the campaign. We now interview Green Party Presidential candidate Dr. Kent Mesplay.

Why do you want to be President?

I run for president to help improve society, pointing out that we are more secure when we live in a sustainable manner. As of this writing our culture is based on the consumption of limited materials such as petroleum, coal and uranium with great emphasis placed on the consumption of “goods” that are produced and purchased with little regard for the well-being of future generations. Government, ideally, provides an independent, objective forum through which solutions to the needs and wants of our time can be raised, discussed and implemented in a thoughtful, respectful manner. In contrast to this ideal, our current central, national government exists largely to protect and preserve the status quo of relatively few stake-holders, having undue political influence and acting in a manner not in the best interest of the majority of people. We cannot blindly consume our way to peace and stability.
A Green presidential administration would put the needs of current and future generations above the rude demands and expectations of the well-heeled political donor class. It is not important that we have a new president bearing the face of change. We need vital, core change to our political institutions to decentralize control, empower rational science-based decision-making and cut the damaging influence of corporate money on public policy. This change is unlikely to arise from within the current two political parties that are intrinsically corrupted by the ubiquitous “greased-palm” bribing handshake with corporate entities. We need to only ask how many corporate media conglomerates regularly advertize the question, “Should a corporation have the legal status of a super-person?” to realize the extent of the current dilemma. A corporation should never have been considered to have the legal rights of an individual. The Green Party is independent from business interests. This political arm of the environmental, peace and justice movements represents meaningful change to public policy and to our fragile, centralized, short-sighted way of life.
Green solutions are largely local solutions: more community gardens and small farms, reasonable use of fresh water, grey-water and waste-water, including more water storage and community responsibility for the entire water stream, energy-efficient housing and transportation, health care for all, protecting besieged ecosystems. Practically, what this means is a higher base-line of essential services with the costs shared and supported broadly. To be clear, our basic physical security deserves support, not gaming at the hands of profiteers. A common wealth for all citizens is possible, with local regional flavors in commerce and culture atop this “baseline” of security. To be danced out of the way, one finds the current heavy-handed players of agribusiness, pharmaceuticals, energy, insurance and the congressional-military-industrial complex all dependent upon “corporate socialism” for subsidies and protection from real, meaningful, positive change and shielded from probing questions as to why, for example, we so frequently go to war.
Mottos include “sustainability is security” and “freedom to debate.” I run to help define, popularize and grow the Green Party, to be an advocate for: single-payer health-care, renewable energy, increased energy efficiency, rail transport, organic local agriculture, indigenous rights, wise water use, banning lobbying/bribery, over-turning the legal fiction that a corporation is a person, and equal media exposure for all political candidates, having open debates between all political parties and beating those “swords into plowshares” by focusing on improving diplomacy, communication and basic physical security in water, food and energy in particular to mitigate the negative effects of global climate change and to provide emergency readiness. Also, I get bored easily and this keeps me busy.

Have you ever run for political office before? (President, senate, congress, city councillor, school trustee… etc.) Have you ever been a member of a political party, other than the one you’re currently in?

I ran for president in 2004 and 2008, being one of the four “finalists” at the nominating conventions. Also, I ran for U.S. Senate in California as part of a contested race in the Green Party Primary Election in 2006. I plan to run for U.S. Congress in 2010 and I am now taking the steps to begin running for the 2012 presidential race. I have been a member of both main U.S. parties and I cannot adequately express my disgust for them both. I encourage people everywhere to register Green, vote Green and support Green Party efforts at achieving and maintaining ballot access within the current hostile political environment. Ideally, we can together displace one of the two major parties; such is the near-majority level of disapproval of the antiquated mainstream parties and the desire for a true alternative.

Have you ever campaigned for another political candidate?

In 1996 I helped organize a press conference for then-presidential candidate Ralph Nader, after having helped support efforts to draft him as a candidate.

What skills or ideas do you bring from this position, or previous positions, that will benefit the Oval Office?

I believe in the separation of power within government, including economic power. Due to the influence of money in politics and within government we do not have a political system that works well to advance the needs and concerns of “we the people.” There are few, muted voices within our government supporting the dispossessed, the disenfranchised, the “left out,” the lower echelon within our socio-economic strata. Especially now, with high energy costs, questionable food supplies, shredded social safety nets, job loss due to outsourcing and other losses, loss of civil liberties and rights, the consolidation and concealment of governmental power, the “fascist” confluence of military-industrial business with governmental power, threats of unstable weather, retaliation by terrorists and opportunistic foreign governments following our model it is a good time to not be silent. I have lived with and among many different cultures, religions and peoples, I have a multi-cultural background and a mixed ancestry, I value art, music and science, I am both intuitive and analytical and I enjoy solving problems. Our nation would benefit greatly from my services. Plus, I am not “on the take.”

Campaigning for the American presidency is one of the most expensive exercises in the world. How do you deal with the cost and fundraising?

Small contributions from many people not expecting a return of favors approximates public funding of campaigns. In order to “get the word out” about my existence as a candidate it is necessary to adapt and adopt alternative, low-cost strategies. With my campaign team steadily growing I anticipate utilizing modern low-cost communication methods to help “spread the word.” Fund-raising is among the least palatable activities that I have to endure as a candidate and I will be the first to admit that I have done very little fundraising. The reader who is a U.S. Citizen of voting age is encouraged to support my candidacy by visiting my web site, www.mesplay.org, and making a small donation in accordance with Federal Election Commission guidelines. Also, simply e-mailing friends helps tremendously with these small campaigns.

What are you/were you looking for in a running mate?

My running mate would likely represent a demographic that I do not, such as being female and non-white, since I am a white male. As to character and experience, I would want to be supported by someone with great practical public experience who has remained in integrity with the original idealistic hopes and dreams that once drew them into the public eye or political arena.

Can you win the 2008 Presidential election?

I can win the 2008 presidential election by becoming the Green nominee, by inspiring otherwise non-voters to register Green and to grow Green Parties in those states where they are not yet granted ballot access and to subsequently vote in some creative, time-urgent manner circumventing the severe limitations put on candidates and parties by the secretaries of state through the country. I would have to win many of the states where the Green Party is on the ballot and I would have to find a manner allowing erstwhile green voters to legally vote in those states where we are not on the ballot.

If you can’t make it into the Oval Office, who would you prefer seeing taking the presidency?

I cannot support candidates who foolishly support nuclear power and weapons, who do not recognize the need for peace and who do not offer real, meaningful, substantive systemic change.

What should the American people keep in mind, when heading to the polls this November?

When heading for the polls this November U.S. citizens should support Green Party candidates, policies and values. Thank you.

Australian researchers confirm stress makes you sick

Australian researchers confirm stress makes you sick

Posted: April 16th, 2021 by Admin

Wednesday, December 7, 2005

Australian researchers say they have scientifically proven that stress causes sickness. The Garvan Institute in Sydney has discovered that a hormone, known as neuropeptide Y (NPY) is released into the body during times of stress. Their findings show the hormone can stop the immune system from functioning properly.

“Neuropeptide Y is one of those hormones that gets unregulated or released from neurones when stressful situations occur…it’s known for example that it regulates blood pressure and heart rates so your heart rate goes up but it hasn’t been known that it actually can affect immune cells as well,” said Professor Herbert Herzog, one of the researchers.

Herzog feels it is good to finally have proof of something people have suspected for so long.

“Now we have proven without doubt that there is a direct link and that stress can weaken the immune system and that makes you more vulnerable when you for example have a cold or flu and even in the more serious situations such as cancer can be enhanced in these situations,” said Herzog.

The Garvan Institute study centres on two key events that enable the human body to recognise foreign substances and control invaders. When our body encounters a pathogen (bacteria and viruses), the immune cells retain and interrogate suspects. Their activation is made possible by NPY. These cells then return to the lymph nodes, which are found all over the body, with information about the foreign invaders. The lymph nodes are where decisions about defence are made.

“Most of us expect to come down with a cold or other illness when we are under pressure, but until now we have mostly had circumstantial evidence for a link between the brain and the immune system,” said lead Garvan researcher, associate Professor Fabienne Mackay. “During periods of stress, nerves release a lot of NPY and it gets into the bloodstream, where it directly impacts on the cells in the immune system that look out for and destroy pathogens (bacteria and viruses) in the body.”

In the case of bacteria and viruses, TH1 cells are part of the attack team that is sent out on the ‘search and destroy’ mission. But when their job is done they need to be turned ‘off’ and the immune system reset. The same hormone, NPY, that activates the sentry cells now prompts the TH1 cells to slow down and die.

“Under normal conditions, circulating immune cells produce small amounts of NPY, which enables the immune cells on sentry duty and the TH1 immune cells to operate – it’s a yin and yang kind of situation. But too much NPY means that the TH1 attack is prevented despite the foreign invaders being identified – and this is what happens during stress,” added McKay.

The impact of stress on the body has been observed in athletes. Ph. D researcher at the University of Queensland, Luke Spence, together with the Australian Institute of Sport, studied elite and recreational athletes over five months.

They found elite athletes were more susceptible to respiratory diseases under stress.

“A lot of elite athletes put themselves through vast amounts of physical stress in their training, but also their emotional, psychological stress of feeling the pressure of Australia on their shoulders, wanting to compete and wanting to do their best,” said Spence.

It’s not just athletes who are prone to stress. Pressures at work and at home may cause emotional and mental stress that can be equally damaging. Almost a third of all work absenteeism in Australia is due to illness, costing employers over $10 billion a year.

“I think it has a huge impact for the work force and also for employers – if their employees are constantly stressed, constantly under pressure, they are more likely to get sick,” Spence said.

Further research could lead to the development of new drugs which may inhibit the action of the neuropeptide Y hormone.

Herzog warns people to minimise stress before it becomes a problem.

“Relaxation methods like yoga will help you to prevent that but there will still be people out there that are not responding to that and treatment by interfering with the system will be important,” he said. “There’s obviously some time until such a treatment will be available but this is something we will definitely work towards.”

The Garvan research will be published in the Journal of Experimental Medicine, Volume 202, No. 11.

Patience In Property Investment Is A Virtue

Patience in property investment is a virtue

by

Paul K. Carder

You can never fail if you never give up.

It s interesting that you can find a lesson in any situation if you look hard enough.

I recently purchased this property in Kent but it took me 9 months to buy it.

Now an issue I find with a lot of investors I come across is that they sometimes get too impatient and land up losing or giving up on deals far too quickly.

Those of you who read my articles regularly will know that I look at the Circumstances first then the Timing and then some sort of Leverage.

When I first spotted this property it was on the market for 130,000 having recently been reduced from 150,000. This got me thinking; this was a big reduction, these properties normally sell for 160,000- 170,000 and so it seemed cheap. It appeared to be a repossession and I deduced this from the internal photos as the bath taps had yellow and black tape around them.

Also the property bee tool revealed that it had been on the market for 3 months and that s a long time for a repo in the South East area. Additionally there had been many sales agreed and then relisted so I knew there could be a problem.

So detective Ribbons came out and made an appointment without asking too many question to start with.

Once at the property it was apparent that there was a structural issue with the property next door and it was affecting this property. It had cracks appearing around the front bedroom window; I thought this would be hard to get past a surveyor and this is when I started my line of questioning.

If you ask an agent a direct question they have to tell you the truth. So I asked if there had been any problems with anyone getting a mortgage because of the cracks, the answer was YES. Good start. I asked how many buyers had fallen through and the answer was 3.

I now had my leverage. So I offered 100,000 and the agent put it forward and came back within 10 minutes and said definitely NO. The main issue was that it had only been on the market for 3 months and had been priced by the lenders to take into account the structural problem and so they would not take my bid.

Oh darn, let s leave it and move on to the next one . NOT ON YOUR NELLY. Me leaving a deal like this on the table without at least a real fight, no chance.

A plan of action was required and so I put the property into my filing system and began to ring the agent every fortnight.

Now if you keep calling agents about the same house 1 or 2 things will happen. You will either build such a good relationship with them it will be great in the long-term or you will simply p*** them off.

I got on really well with this agent and I know I m one of the luckiest so and so s who walks this earth.

I was once told by one of my mentors that

Luck is when opportunity meets preparedness

and for what was about to happen I was prepared. The agent let me know that the asset management company (AMC) was very rude and putting pressure on him to find a buyer. His company was not entertaining mortgage buyers on this house because they did not want the hassle, so he advised them to take offers from cash buyers, the asset company said NO we want 130,000 as there is a higher mortgage already on this house and they need all of this to clear it.

I was regularly putting my offer forward in readiness of them accepting it because my belief was that I would be doing this deal, I could smell it.

I have a rule, which is, never rely on what you are told ; and I m a very patient man.

After 9 months and many offers later we had a breakthrough.

The woman who was dealing with the property at the AMC resigned and the new person was out to impress and clear the decks. I got the agent to represent my offer with photographs and copies of the old buyers surveys and the new member of staff could see the issue and hey presto after 9 months we agreed the property at 100,000.

Interestingly enough I met an investor at a network meeting who had experience in structural issues and he bought it from us at 120,000 cash and we did not even have to complete. How cool is that?

Michael Jackson doctor charged with involuntary manslaughter

Posted: April 13th, 2021 by Admin

Tuesday, February 9, 2010

Dr. Conrad Murray has been charged with involuntary manslaughter in connection to the death of Michael Jackson, who Murray was doctor to. Dr. Murray was with the singer when he died on June 25 last year.

The doctor is alleged to have acted “unlawfully and without malice“. The prosecution’s complaint said that when Dr. Murray gave Michael Jackson a powerful sedative to attempt to assist Jackson with his sleeping, he acted “without the caution and circumspection required”. During rehearsals for a series of return concerts planned in London, England last year, the entertainer had employed the doctor to be his personal physician for the spring. If convicted of the charges, Dr. Murray could be imprisoned for up to four years.

According to Ed Chernoff, Dr. Murray’s lawyer, he will not plead guilty. Speaking on Monday, before the charge was filed, Chernoff stated: “We’ll make bail, we’ll plead not guilty and we’ll fight like hell.” The coroner’s office in Los Angeles, California, US reported that the death of Michael Jackson was a homicide, with the cause being an overdose of sedatives.
